Service we provide
House & flat clearance — full or part clearance, including probate and end-of-tenancy jobs. We clear one room or a whole property, sort everything for recycling and leave the place swept.
Furniture & single item removal — sofas, beds, mattresses, wardrobes, fridges and appliances. We dismantle and carry from any floor, no lift needed.
Garden clearance — branches, grass, weeds, soil, rubble, sheds and old garden furniture, taken to a licensed compost yard or transfer station.
Builders & renovation waste — rubble, plasterboard, timber, bathroom and kitchen strip-outs.
Hoarder clearance — handled discreetly and without judgement, at your pace.
Office clearance — desks, chairs, cabinets, IT and packaging, evenings and weekends available.
How does it work
1. Book — Send us photos of what needs clearing with your postcode, by WhatsApp or through the form. We come back with an estimate based on the photos, usually within the hour. The price is confirmed when we see the job, and nothing is added after that.
2. We collect — Two of us arrive with the van, load and carry everything ourselves from any floor, dismantle furniture if needed and sweep up after.

Can you come today? Usually yes. We work 7 days a week, 7:00-21:00, and most jobs booked in the morning are cleared the same day.
How much does a clearance cost? It all depends on the size of the load and the labour involved, so we give you a fixed price before we start — send a photo or tell us what needs removing and you'll get a straight answer, no hidden fees and no charge for the quote.
Do I need to help carry anything? No. Two of us do all the lifting, from any floor, and we dismantle furniture if it won't fit through the door.
Are you licensed? Yes — Sam n Son LTD is registered with the Environment Agency as an upper tier waste carrier, licence CBDU346552. Ask any clearance company for their number; if they can't give you one, your rubbish may be fly-tipped in your name.
What happens to the rubbish? It goes to a licensed transfer station and we recycle as much of every load as we can. Anything still usable goes to reuse rather than landfill.
